How much does it cost to fix a leaning fence?

The price follows the number of posts that have failed. One or two loose posts fall in the standard row above. If the lean runs along many posts, replacing that stretch as a section is cheaper than billing each post as a separate repair, and we quote it that way.

Why is my fence leaning, and can it be fixed without replacing it?

A fence leans because its posts have moved or rotted. Here the usual reasons are a footing that stops above the frost line, wood that has gone soft where it meets the soil, or a tree root pushing the post over. On a hillside, soil slowly creeping downhill adds to it. When the boards and rails are sound, new posts are enough and the panels go back up.

How much does it cost to replace a rotted fence post?

Replacing one or two posts usually lands in the $300 to $900 national range. The old post and its concrete come out, a new post goes in below the frost line, and the rails are fixed back to it. Roots, stones or an extra-large old footing make the digging slower.

My gate sags and will not latch. Repair or replace?

Most sagging gates are worth repairing. The cause is nearly always a hinge post that has shifted, worn hinges or a frame pulled out of square. We reset or replace the post, brace the frame, and reposition the latch. A new gate is only needed when the frame is rotten or twisted.

How much does a contractor charge to fix a broken gate latch?

It is a minor repair, $100 to $300 on the national 2026 figures. Most fence companies charge a minimum to come out. Make a list of every small fault before you call so one visit covers them all.

My fence posts lifted over the winter and the gate will not close. Can they be reset?

They can, and they need to go deeper. What you are seeing is frost heave. Wet soil freezes, grips a short footing and raises it, and it never settles back to the same place. Michigan's building code uses 42 inches as the frost depth for footings. We take the post and concrete out and set a new footing to that depth.

My fence line goes wavy every winter. Is it the soil or a bad installation?

Usually it is shallow posts in soil that holds water. Ann Arbor ground is uneven: a clay pocket heaves a lot, a sandy stretch barely moves, so posts rise by different amounts and the top line waves. Posts set below the frost line stay level in either soil. Rebuilding at the old shallow depth brings the wave back.

A branch bent my aluminum fence. Do I need a whole new panel?

That depends on how the fence was made. Some aluminum systems are assembled from loose rails and pickets, so only the bent pieces are changed. Others are welded or riveted panels that have to be replaced as a unit. Text us a photo and we can normally tell which you have.
