How deep should fence posts be set?

About 42 inches in Michigan. That is the frost depth the state building code uses for footings. Your city or township may state its own minimum for fence posts. A post that ends above the frost line gets lifted each winter, and that is the main reason fences here lean.

Should posts be set in concrete, gravel or foam?

Use concrete for gate posts, corners, ends and any solid fence that catches wind. In clay, we put a little gravel under the post so water does not sit at its base. Gravel backfill on its own can work for a line post in ground that drains poorly. Expanding foam sets fast, but we do not rely on it for gates or tall privacy fence.

How long should I wait before staining a new wood fence?

Let the wood dry first. For pressure-treated pine that may take several weeks to a few months, longer in a shaded yard. Sprinkle water on a board. When it soaks in, the fence is ready. When it beads up, wait.

How much does it cost to stain or seal a fence?

We have no set price to quote. It varies with the length and height of the fence and the condition of the wood. Ask for staining to be listed separately on your estimate.

Can I use deck screws to fix loose pickets?

Yes, if they are exterior-coated or stainless. Plain steel screws rust and stain the boards. Stainless is the right choice for cedar, which reacts with other metals and leaves dark marks.

Can a faded vinyl fence be painted?

It can, using a paint made for vinyl, but from then on it will need repainting. Keep to a light color near the original, because a dark color absorbs heat and can distort the panel. Wash the fence before deciding. Under trees, what looks like fading is often algae and dirt.

I want a double gate for an RV or trailer but my posts are weak. Reinforce or rebuild?

Rebuild the gate posts. A wide double gate loads two posts heavily, and ordinary line posts were never meant for that. We install larger posts in deep concrete footings and rebuild the fence panel on either side.

Does a new fence raise my property taxes?

That is a question for your city or township assessor. Compared with the house and land, a fence is a minor item.
